| Minister Launches 100m Business Park |

The Minister for Enterprise Trade and Employment, Michael Martin TD was in Cork this week to officially launch a new 50 acre business park development, Harbour Point Business Park, in Little Island which he say will create up to a 1000 jobs in Cork. The new development is situated on a waterfront site adjoining Harbour Point Golf Course. The initial phase of 24 light industrial/commercial units in three main blocks is complete with unit sizes of 1,776 - 3,552 square feet. The units are finished to a high specification with extensive glazing on the front elevation and rear loading access. Arup are the engineers on the project and the buildings are fully compliant with current building regulations and with the new proposed energy regulations. Ten of these units have already sold off the plans to a range of companies including Poster Plus, P Elliott & Co, KWH Holdings, Woodland Print, Bespoke Design, James Boylan Safety Ltd, Summit Sports Agencies Ltd and Higgins & Co Catering Solutions. The first of these occupiers have already moved in.
According to Edward Hanafin of Lisney, “These sites are serviced and ‘ready to go’ as each site has the benefit of full planning permission for units ranging in size from 790 square metres up to 4,510 square metres. The park can provide property solutions for warehouse, distribution and industrial requirements and is attracting strong interest from owner occupiers wishing to develop their own detached buildings on their own sites”. As agents, Lisney are guiding a sale price of €1,250,000 per acre and sales have already been agreed on sites totalling approximately nine acres with a further five acres under active negotiation. The developers can also provide purpose built turnkey buildings to suit specific requirements for sale or lease and a significant design and build project has been agreed with Mangans Wholesale to provide them with a high bay building of 42,324 square feet. Construction of this building will commence shortly with completion in Autumn 2008 and is valued at €10 million.
