City house prices continue to rise |

Property prices in Cork City are continuing to rise despite an overall drop in the national average price of a house.
According to new figures released by Daft.ie while the national average price of a house now stands at €368,000, down by two per cent in the last three months, in Cork City the average asking price for a house is now just under €375,000 which represents a rise of 2.9 per cent over the second quarter of 2007. The report says that in annual terms , the year-on-year increase in asking prices in Cork City remains relatively high at seven per cent.
However, despite the price increases witnessed in Cork City, prices in Cork County are dropping with the average asking price for a house standing at just under €335,000. The report says that this represents a fall of 1.3 per cent, or about €4,500, over the second quarter of 2007 and in annual terms, the year-on-year increase in asking prices has fallen to just 1.8 per cent.
The Daft House Price Report also revealed that since the start of the year one out of every ten sellers reduced the asking price of their home to force a quicker sale and despite price drops, properties are taking longer to sell. It also revealed that one out of every five properties listed on Daft.ie in January 2007 is still for sale nine months later, leading to an all-time-high in the supply of houses for sale (just under 100,000 units).
