Downview is a gated complex of townhouses and apartments hugging an elegantly laid out green space on Farranlea Road, which runs behind County Hall in parallel with the Straight Road -- a location that for many will represent the ultimate in convenience given the nearby presence of major landmarks such as the CUH and UCC as well as its nearness (even walking distance for the exercise-driven) to the city centre or, for those who want to venture further afield, to the South Ring Road. The complex, which has been developed by Kerry-based Oyster, is made up of 60 units divided between 48 apartments, six townhouses, and six duplexes. Already two-thirds have been sold, according to Brian Olden of selling agents Cohalan Downing, and it is significant that the majority of the buyers are owner-occupiers. Prices range from €300,000 for a one-bedroom apartment on the ground floor to €620,000 for a three-bedroom bedroom house. Lying between these two points are two-bedroom apartments for €370,000 (a slightly larger one going for €385,000) and three-bedroom town houses for €500,000.
The show apartments and townhouses show exactly what buyers get for their money, with minor variations such as choice of ash or walnut for the wood flooring in the living room, so they are genuinely turnkey accommodation with an emphasis on getting all the essential details to a high standard. The kitchens, which are fully tiled, include a range of integrated appliances, including microwave, hob, oven, fridge-freezer, washer-dryer, dishwasher and glass extractor hood. The bathroom walls and floors are fully tiled. Also, each unit has a video intercom link with the main entrance. The one-bedroom garden-level apartments have their own door with an open-plan kitchen, dining and living area. Glazed doors lead from the living area to the private west-facing rear garden. The ground floor of the townhouses includes a hallway with a guest wc, a kitchen/dining area, and a large living room with two glazed doors leading to the back garden. Upstairs, there are three spacious bedrooms, with the master en-suite, and a main bathroom.
The developers also have had an eye to providing energy efficiency for the future, with a communal wood pellet boiler providing the heating. This is a very attractive development in terms of design, security and location and is likely to continue to attract buyers who want to downsize. Most of all, the location is a superb one and would be hard to equal.
