The first phase of a very attractive development by BOMCL is nearing completion at Innishannon, a location that has always been towards the top often list for anyone looking for a combination of quick access to the city and the benefits of country living.

Barr na Claise on Church Hill (turn right at the traffic lights in the village if you are coming from Cork) will eventually be made up of 91 units but the first phase has just 25 unit, a mixture of three-bedroom townhouses, semi-detached houses and one four-bedroom detached, with prices starting at €294,000. The showhome is due to open in August ,and 10 of the houses have already been sold. Also available in this phase are a number of four-bedroom detached and semi-detached houses, which can be built to order on designated sites.

The site, on an elevation above the village and well in off the main road, is a very pleasant one with sweeping views of the countryside to the west. BOMCL, headed by Bernard O'Mahony, which has been deeply involved in development in the general Innishannon area, have put a lot of thought into getting the best use out of it. Most importantly for those moving in over the next year, the first phase is being treated as a self-contained unit, with the rest of the development being completely screened off.

They are also putting in a pathway to give safe access to the primary school adjoining the estate (Innishannon resident Alice Taylor, author of To School through the Fields, would undoubtedly approve) and a football pitch is also planned for the first phase. This will be open only to residents and to the children from the primary school.

The house designs are appealing and range in size from 905 sq. ft. in the townhouses to 1,808 sqft for the four-bedroom detached. One particularly eye-catching feature is the partial rendering in cedar on the front, giving the houses a very distinctive look. A welcome design element in the townhouses is a mid-terrace alleyway, which gives direct access to the back, thus making it easier to haul out the likes of wheelie bins.

Energy efficiency is another important feature at Barr na Claise. Solar panel hot water and heat recovery ventilation systems are in place, allowing some measure of protection against rising fuel costs. Solid fuel stoves are also available in the sitting rooms.

In terms of amenities, Innishannon has everything going for it. As well being just minutes from the south side of the city, it also offers quick access to Kinsale, Bandon and the whole of west Cork. A picturesque village, it is noted for its strong community spirit and has a host of sports and social activities on offer. Very definitely worth strong consideration.
